    A: No, properties are available for rent until a lease is signed and earnest money is paid.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: No, prior to move in a tenant is required to pay security and other deposits and prorated rent for the move in month.
  • Q: How old do you have to be to apply?

    A: 18

    A: Yes
  • Q: Who needs a cosigner?

    A: We use a variety of criteria to approve potential tenants including Credit, Criminal, Rental History, and Income amount among other items. Depending on financial strength a cosigner may be requested.
  • Q: You have a property I want to rent. How do I apply?

    A: All application are handled online through our Online Application. Gather necessary documents including ID and pay stubs and go to "Apply Online" button.
  • Q: How do I pay rent?

    A: Rent payment is paid online through the tenant portal.
  • Q: I want to get a pet. What do I do?

    A: Not all properties accept pets and there may be breed restrictions.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: Tenant on the lease is financial responsible until he end of the lease term. If at the end of the lease one tenant wants to stay and one wants to leave the remaining tenant must go through the application process and newly qualify.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: Provide written notice 30 days prior to termination of lease.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Repairs and maintenance are typically an owners expense however there are specific responsibilities that the tenant has in maintaining and proper usage of home items.
